Proposal

The proposal includes the development of 3500sqm (approx.) of General Residential Zone 1 (GRZ1) land to facilitate the development of 17 dwellings and associated subdivision of the land located at 28 Redbank Road Stratford.

What is a Development Plan

A Development Plan is a strategic design tool that outlines the preferred outcomes for developing a large area of land. It highlights the essential infrastructure needed to ensure coordinated and integrated growth. By preventing a disjointed approach to development, the plan helps avoid poor land use planning and ensures connected and well-serviced communities.

Stratford – Planning Background

The Development Plan sits between the high-level planning direction provided by the Stratford section (Clause 11.01-1L Stratford) of the Wellington Planning Scheme and the detailed planning permit applications for subdivision and development, these are lodged by developers.

As a long-established area identified for residential development in the Stratford Strategy Map (Clause 11.01-1L Stratford) in the Wellington Planning Scheme, the land subject to the Development Plan Overlay 1 (DPO1) has been in its existing General Residential Zone 1 (GRZ1) (or its predecessor the Residential Zone 1 (RZ1)) since at least the year 2000. The fundamental principle of residential living on the land has therefore been formally established in legislation.

As a requirement of the Wellington Planning Scheme, the Development Plan has been prepared to demonstrate how the land can be developed for general residential living purposes, in line with relevant planning requirements. The Development Plan for DPO1 - 28 Redbank Road, Stratford has been prepared in response to the requirements of Clause 43.04 of the Wellington Planning Scheme: Development Plan Overlay – Schedule 1 (DPO1).

A well-crafted Development Plan serves as a crucial link between strategic planning and actual development. It guides the Council, developers, and the community on the planned development of Stratford over time.

Next Steps
